XVII Century Estate for sale, located in the stunning natural frame of Tuscan hills and a strategic and extremely reserved position, not far from the famous Tuscan city of Pisa. Within this luxury estate, a beautiful noble villa dominates the property of approx. 45 hectares (111 acres). Built to be a sumptuous country estate it has six buildings that surround the main villa, all the Estate has a very geometric and stiff architecture. The first building, already existing on the cadastral maps of 1700, was once used as the home for the farmsteads. The second building, with a double staircase on the façade, is spread over two levels; the third, parallel to the second one, and very similar to it in shape and dimensions, was used as a theatre and as room for recreational moments; detached from the main building there are the monumental woodshed and the orangery, spread over two levels. The estate has a private church still consecrated which has only a nave and the transept decorated with little lateral chapels, and a circular apse. The villa has 45 hectares (111 acres) of land, between hills, olive groves, vineyards, the English park with century-old trees, the Italian garden, a private lake and a part of woodland. The villa of approx. 1330 square meters (14316sqf) in total is spread over four levels, one of which is underground and is characterized by a compact geometry set on a square-based plan. The structure is made slender by the typical dovecote tower, adorned by a clock still working today, and from which you can enjoy a 360 ° panoramic view of the property grounds. The architectural structure is extremely symmetrical: both the openings in the façade at the various levels and the organization of the interiors respect a very rigid symmetry; internally, the spaces are organized around the large central hall present in each level and from which one enters the six large rooms arranged at the sides of it (three on each side). Even the layout of the internal spaces of the villa has never been modified over the years and has never undergone functional or volumetric changes. The rule of architectural symmetry has been also applied to the perspective effect aimed at giving impetus to the building thus both the openings, progressively on each floor, and the heights of the respective levels, are reduced. Even the splendor of the decorations, that are still perfectly maintained, follows a progressive bare in the ascent. The Italian garden, which is on the back of the main villa, has remained unchanged in its original layout. Inside the residence the rooms are embellished with frescoes of great artistic level and vaulted or coffered ceilings; each level has a gross surface of approximately 320 sqm (3444sqf).
