Century 18th Villa Lake View and park, 10 bedrooms in Tremezzina - Lake Como

On Lake Como, BHHS Palazzo Estate offers for sale a highly sought-after and regal historic villa from the early 18th century. The property enjoys a magnificent view of its private park and Lake Como and is surrounded by lush greenery.

Located in the Municipality of Tremezzina (Bolvedro) on the western banks of Lake Como, directly across from Bellagio, the villa was built in 1700 and offers 10 bedrooms and 6 bathrooms within a series of incredible vaulted living areas. The villa has been historically designated and beautifully maintained, featuring exceptional period details, including original frescoes throughout.

Designed by the distinguished Architect Pietro Lingeri, renowned for significant projects in Milan and Lake Como, the villa spans approx. 1,000 m2 over three levels and also includes two-bedroom guest/staff apartments, offering grandeur and ample space.

The ground floor comprises three grand living rooms with open fireplaces, a dining room, a large eat-in kitchen with a fireplace and pantry, a study, and two bathrooms. This floor showcases period details such as splendid frescoed ceilings, antique wooden and Venetian marble floors, original doors, and fireplaces. The bathrooms’ walls are adorned with shiny stucco, an ancient material historically used in Pompeii.

A granite staircase leads to the first floor, which features a spacious corridor with access to a lakefront balcony. This floor accommodates four generously sized bedrooms with lake views and amazing frescoed ceilings, a single bedroom, and two bathrooms. The second floor consists of two separate flats, which are also accessible from the garden, making them ideal for guests or staff. The basement level houses technical and storage rooms along with a wine cellar. Additionally, the property includes a caretaker’s flat of approximately 100 m2, which requires complete renovation.

The villa is set within an approx. 3,500 m2 park, offering an oasis of calm, tranquility, and beauty. The surrounding area is exceptionally peaceful and primarily consists of historic villas. The property overlooks the exclusive "Villa Sola Cabiati."

Situated approx. 100 meters from the lake, the villa enjoys a secluded and quiet location that guarantees a high level of privacy. A project for a driveway entrance is currently under review and in preparation.

Tremezzina’s area is ideal for exploring the characteristic villages that form this sought-after tourist region, including Lenno, Mezzegra, Ossuccio, and Tremezzo.
